What is Property Monitor?
Property Monitor is a business-to-business property data provider for the UAE, built around a cleansed and augmented database of Dubai transactions that it sells through three product lines. PMiQ is the subscription web platform: comparable evidence (transferred and pending sales, rental contracts, mortgages, valuations and listings), project and unit composition with floor plans and payment plans, Dubai service charges, supply and launch tracking, interactive market statistics and the Dynamic Price Index, plus tools for co-branded area reports, comparative market analyses, yield calculations and rent-cheque schedules. The automated valuation model blends comparable, indexation and price-per-square-foot models and is packaged as valCheck and, for brokers, valU'd. PM API exposes comparables, statistics, indices, points of interest, address matching and a consumer AVM over REST, and the team also writes bespoke market reports. Property Monitor was founded in 2014; when Dubizzle Group bought it in April 2025 it reported more than 7,700 monthly users, mostly agencies and developers.
Property Monitor is a UAE real estate market intelligence company, founded in 2014 and owned since April 2025 by Dubizzle Group, the parent of Bayut and dubizzle, that sells data and valuation tools to brokers, valuers, lenders and developers. Its PMiQ platform combines transferred sales, pending MOU/SPA sales, rental contracts, mortgages, valuations and listings, updated the same day transactions occur, with unit-level project data, service charges for more than 2,000 Dubai projects and its Dynamic Price Index. Agents use PMiQ to build co-branded area reports and instant comparative market analyses; lenders use it for underwriting and collateral reviews. The automated valuation model values a property today or at any date back to 2016 in most cases, and REST APIs feed the same data into client systems. Pricing is not published; every product starts with a sales form or demo.
Standout feature: Comparable evidence that goes beyond DLD transfers: pending MOU/SPA sales, mortgages, valuations and listings, updated the same day a transaction occurs, feeding an automated valuation model that can value a property today or at any date back to 2016 in most cases.
Biggest weakness: Property Monitor publishes no prices and has no self-serve sign-up: every product starts with a sales form or demo and a per-client quote, and the platform is built for agencies, valuers and lenders, so individual buyers and small agencies cannot weigh its cost against free tools such as DXBinteract or Bayut's TruEstimate.
Property Monitor: pros and cons
Pros
- Comparable data includes pending MOU/SPA sales, mortgages and valuations, not just completed DLD transfers, updated the same day.
- Annual service charge rates for more than 2,000 Dubai projects make net-yield calculations possible.
- The AVM values a property today or at past dates back to 2016 in most cases, combining comparable, indexation and price-per-square-foot models.
- PMiQ generates co-branded area reports and instant CMAs that agents can hand to sellers, buyers and investors.
- REST APIs push comparables, indices, points of interest and a consumer AVM into a firm's own CRM, website or dashboards.
Cons
- No public pricing, free tier or self-serve trial; access starts with a sales form, demo and custom quote.
- Built for agencies, valuers, lenders and developers; there is no plan for individual buyers or tenants.
- The deepest tools (service charges, community price indices) cover Dubai rather than the whole UAE.
- Since April 2025 it belongs to Dubizzle Group, owner of the Bayut and dubizzle portals, so it is no longer independent of the listing portals.
